Ethiopian banks issue long-term home loans secured by the property itself. Because all land is state-owned, what you actually mortgage is a leasehold right, not freehold ownership — but for residential use this is treated identically. Lenders register the lien against the title at the local Kebele/Woreda registry before disbursing funds.
Approval involves an income/affordability check (your monthly payment shouldn't exceed about 30% of net income), a property valuation by a bank-approved appraiser, and proof of the down payment in your account. Loans are usually issued in birr at fixed rates and amortise monthly over 5–20 years.
